† A standard transaction includes the preparation of one mortgage, which is received no later than two weeks prior to closing. Includes title insurance up to $500,000. For additional title insurance coverage please contact our office to obtain a quote. Included in this fee are all overhead costs, courier costs, bank fees, postage costs, photocopy costs, third party conveyencer’s title, government document registration fees, Teranet and other search or closing fees. NOT INCLUDED are the Harmonized Sales Tax (HST), Land Transfer Tax (LTT), fees charged by the government, the cost of a condominium status certificate, payment for letters from creditors’ lawyers regarding similar name executions and title insurance coverage beyond the included $500,000.

Additional Services

  • Change of Name

    An Application To change the name of an owner on title to the property. This occurs most commonly in instances where mortgage instructions are received with the married name, however, the title was registered and still remains in the maiden name

  • Survivorship Application

    When spouses hold title to a property as “joint tenants” there is a right of survivorship. This means that if one spouse dies, the deceased’s interest passes to the surviving spouse. The surviving spouse becomes the sole owner of the property. When a joint tenant dies, it is necessary for the surviving spouse to complete a survivorship application in which title is transferred from both spouses’ names to the surviving spouse.

  • Second Mortgage

    Taking out a mortgage on a property that already has a mortgage registered on title.

  • Rush Closings

    When a real estate transaction is to be closed within 3 days of the firm receiving instructions. Please note not all rush closings can be accommodated. We will notify you immediately if we are unable to process your request.

  • Multiple Signings

    When more than one real estate transaction is to close within the firm, more than one signing appointment can occur as different documents must be signed for each transaction.
